It is my intention that the Home Buyer/Seller have an accurate, “snap-shot” of the major components of the Home, thus assisting them in making an informed decision. While based in Seattle/Shoreline WA, I inspect homes all over Western Washington State, including King County, Snohomish County and sometimes even Pierce County. Some of the cities I commonly get to are Everett, Lynnwood, Bothel, Kenmore, Kent, SeaTac, Bellevue, Kirkland—-and many others. Some buyers have referred to my inspection reports as “beginning” owner’s manuals for their home.

Previous to becoming a Home Inspector in 2004, I was a “hands-on” general contractor and I was actively involved in all aspects of residential construction. As a designer and a builder, I had to keep up-to-date in all the trades involved in this work: foundations, framing, electrical, plumbing, insulation, drywall, siding, roofing etc. My specialties have been kitchen design, second story additions, whole house remodels, and new passive solar houses—-including composting toilets and wood foundations.

I currently sit on the Home Inspector Licensing Advisory Board of the State of Washington.

I am also on the American Society of Home Inspectors (ASHI) technical review committee at the National level and served as chair of the committee for 2016.

I am a Graduate of Bellingham Technical College, Bellingham, Wa., Residential Home Inspection Course (160 hours), and I am currently an instructor with this program. This course is approved by the State of Washington for Home Inspector Education as preparation for new inspector licensing.

Jim Estrada, president and lead inspector for Property Inspector LLC, has an incredible passion for the inspection business. After graduating from the University of Washington with a Bachelor of Science degree in Psychology and Chemistry at the age of twenty, he was involved for the last thirty five years in extensive remodeling projects and property management. He graduated at the top of his class from Inspection Training Association, the premier home inspection school.

Jim has been inspecting for almost 15 years and preformed over 10,000 inspections. His inspections exceed the Standards of Practice of ASHI, (The American Society of Home Inspectors); he’s a certified member of ASHI, and on the ASHI local Board. His inspections also exceed the Standards of Practice for the State of Washington where he holds his Certified Inspector License #210. He is licensed by the Washington State Department of Agriculture #65027 as a Structural Pest Inspector for detecting Wood Destroying Organisms. These inspections are recommended along with all home inspections.

Michael Wicklund is the owner and operator of STERLING Home Inspection Services. Michael began his career in the construction field. He is a third generation carpenter following in his father and grandfather’s footsteps. As a self-employed remolding contractor his focus was on kitchen and bath remodels. With experience in these areas he was continually called upon to bid jobs related to real estate transactions. This work is commonly referred to as real estate work orders, i.e. any item generated from a home inspection or pest inspection.

After seventeen years of remodeling and repairs from other inspector’s reports, and feeling the need for a career change the natural path was for him to become a home inspector himself. With his past construction experience he decided to attend home inspection school, he chose Inspection Training Associates ITA because of their high quality of training in the inspection industry. There he received certification allowing him to become a well-rounded home inspector. In addition, he acquired the necessary licensing from the Washington State Department of Agriculture, which allows him to perform structural pest inspections (WDO inspections). Education is a high priority to Michael; he frequently attends continuing education classes, so he can stay up to date on the most current building practices.

Michael finds great satisfaction as a full time home inspector educating perspective homebuyers.
